The Northwest Industrial Cluster, located on the extended Tran Van Giau road in My Hanh commune, Tay Ninh province, is invested in by Ngoc Phuong Dong Investment and Trading Joint Stock Company and developed and operated by ZenGroup. The project covers a total area of 48.5 hectares, of which 34 hectares are for construction, with a green space and public facilities density of 17.63%, comprising 86 floor lots. All legal procedures have been completed, including land allocation and lease agreements with the province. The project is currently in the final stages of infrastructure completion and is expected to hand over the land in March 2026.

The investor has paid the land use fee in a lump sum for the entire 50-year term. FEES:
+ Management Fee: 723 VND/m²/month (excluding VAT)
+ Water Price: 14,000 VND/m³ (including VAT)
+ Wastewater Treatment Fee: 8,000 VND/m³ (excluding VAT)
+ Electricity, Telecommunications, and Waste: Direct contracts with suppliers.
TECHNICAL INFRASTRUCTURE:
- Transportation: Internal roads 12-22 meters wide
- Electricity: 7,367.2 kW capacity
- Water: 1,801 m³/day
- Wastewater treatment: 2,000 m³/day, meeting Column A standards
- Drainage: Separate system
